Arlington Accountants, part of the Xeinadin Group, appointed James Scott of Newton Scott to search for some 4,500 – 6,000 square feet of modern offices to accommodate the merger of four local firms recently acquired. The area covered Eastleigh, Chandlers Ford, Romsey and Totton. Several possibilities were identified but few really met the criteria. That was until James introduced the off-market Secure House first floor premises in Lulworth Close, adjacent to the long-established Hampshire Corporate Park in Chandlers Ford. Terms were agreed, solicitors were appointed and all being well we should be moving in later this month. James’s focused approach, wide experience and his natural ability to never take “no” for answer resulted in us securing the premises we wanted on the terms required. Pleased with the outcome? Yes!

I’d never met, let alone dealt with Newton Scott or their principal, James Scott, before but I’m glad I did. I needed to find a tenant for my recently acquired commercial premises in Bishopstoke, Eastleigh and James sounded keen and enthusiastic. James turned out to be Old Skool, experienced and patient, but importantly on time. He measured and photographed my premises, advised on rental terms and left me to ponder. I took his advice and instructed him to find a tenant – ASAP! A couple of months later, with several viewing and offers behind him, we agreed terms with a new prospective tenant and left all with the solicitors to do their magic. Solicitors are never as quick as I’d like but with James’s regular “badgering” the lease was soon signed, leaving me to relax and contemplate far more entertaining challenges again.

The unit was in a total “Shell & Core” condition, needing the full Fit-Out works. Marketing began jointly with Trinity Rose, and shortly James introduced a Japanese Restaurant who agreed to take a new lease at an initial rent of £49,500 per annum. Heads of Terms were prepared and circulated to both sides’ solicitors and in short time completion took place. A great outcome for my clients!

The budget is to £3 million, possibly more, and we are cash buyers. James came up with an opportunity in Luton, being a Convenience Store investment, leased to Tesco Stores Ltd., for a term expiring in March 2034 (no TBOs). Terms were agreed and completion took place in November last year. The best of these projects is very difficult to find, especially ones that tick all our boxes! To help solve an impasse James went the extra mile by paying for both the EPC and Asbestos Surveys – to no avail, as it turned out. Clients of mine recently acquired at auction a corner building in Hedge End, a prosperous suburb of Southampton, where the retail tenant was Barclays Bank. I contacted several agents locally but was persuaded that Newton Scott would be a wise choice.
